River Mountain Ranch is one of Wimberley's most beautiful communities with Blanco River frontage, mountain views, pasture and Oak filled lots. For those not living on the river, there is a wonderful Blanco River park for POA members only.
This is a large subdivision in land size and offers a true sense of privacy and the feel of being in the country with lot size mostly five acres and up. When looking at the number of homes, compared to the amount of land, this is one of Wimberley's best places to live.
River Mountain Ranch offers some of the most beautiful views in all of the Wimberley area with Wimberley waterfront homes and Wimberley view homes offering great hilltop locations. River Mountain Ranch is located 3 miles N/E on RR 3237 and then south for one mile. Another great place for Blanco River frontage is Southriver and for hilltop views look at Paradise Hills and Skyline Ranch Estates.
River Mountain Ranch Real Estate
There were only two sales in the River Mountain Ranch subdivision in 2023. Not a lot can be garnered on only two sales but prices in this subdivision are strong and should remain so.
River Mountain Ranch subdivision had three sales in 2022 at significantly higher prices and the sales price average was above the asking price average.
There were only three home sales in River Mountain Ranch during 2021 with the median home sales price drifting higher. With the exception of a small cabin on acres, the other two home sales were over a million dollars. Of the three properties that were placed on the market, days on market were only 7 days median and 10 days average which was way below previous years.
2020 was a historical year for home sales in River Mountain Ranch both in volume and in price. There were 9 homes sold, four of which were over the million-dollar mark. The numbers speak for themself. The average home sales price went to $1,082,244 from $682,180 the previous year. Price per square foot came in almost $100 higher than the previous year. To keep it in perspective some of these homes are showcase with views and some on the water. Nonetheless...what a year for home sales in the River Mountain Ranch subdivision.
Lot sales in River Mountain Ranch during 2021 were few with only two but averaged around $72,000 per acre as compared to $52,000 an acre in 2020.
In 2019 there were no lot sales in River Mountain Ranch and this is the first time in 26 years that I can remember this happening. There is plenty of demand for lots in RMR just no supply. Lot sales (only two) in 2018 average $27,000 an acre and both were 10-acre tracts. In 2016-2017 prices averaged around $29,470 per acre in a range from 25,000-$30,000/acre for nice lots with oaks to $67,000/acre for a waterfront lot. The average parcel size during this period was a little over 8 acres. If you are looking at Blanco River frontage or high mountain view expect to pay considerably more than the average.
