Paradise Hills
About Paradise Hills
The Paradise Hills subdivision is all about long distant, scenic views of the Wimberley Valley. It's located east of RR 12 off Valley Drive, in south Wimberley, and it's very convenient to town, about one mile away.
Paradise Hills is a small subdivision with steep mountain climbs and lots of Wimberley view homes. The scenery is breathtaking, with many comparing it to parts of New Mexico. Paradise Hills is my favorite neighborhood for scenic vistas in Wimberley, and I often take out-of-town guests to see it.
If you're looking for a Wimberley home with a view, start in the Paradise Hills subdivision. Another Wimberley subdivision with view homes is Skyline Ranch Estates.
Blanco River Park
An additional benefit for homeowners in Paradise Hills is one of the nicest Blanco River Parks in Wimberley open only to HOA members. It includes swimming, boating, fishing, and kayaking.
Come see Paradise Hills for the view alone.
Buyers looking to buy Wimberley view homes should also look at Skyline Ranch Estates as well as Paradise Hills. If beautiful vistas and the Blanco River are on your wish list, you should also look at River Mountain Ranch.
About Paradise Hills Real Estate
There were limited sales again in Paradise Hills subdivision during 2023 with prices holding steady from the previous year. With only three sales in 2023 and two sales in 2022, any kind of analysis is limited. See the chart below for median sales statistics.
Sales in Paradise during 2021 amounted to three smaller homes with lower-tier views. When looking at the stats keep in mind that there were only 3 sales in 2021 and three in 2020. Paradise Hills is a small subdivision where buyers tend to hold on to their prized views for a longer period, so turnover is slower here, with fewer sales than some of the bigger subdivisions.
2020 saw a total of three home sales in Paradise Hills subdivision. The home size was larger and the price per square foot was higher.
2019 Paradise Hills residential sales do not reflect the norm for this subdivision. as valuations particularly here will have wild swings depending on the view, condition, and size of the homes sold. Most of the four homes sold in 2019 were not great views and for the most part, needed some remodeling. When comparing to 2018 one must realize that there was a sale of almost two million in 2018 so all of the stats are influenced by that one sale. I am going to leave the stats from 2018 in hopes of providing more information on 2019 sales.
Home sales statistics for 2018 are heavily skewed by the sale of one high-end home with only three home sales total. For a more realistic view of property values in Paradise Hills look at the median home sale value. Paradise Hills offers some of the best views in the hill country, and homes are priced accordingly. A small home with a view will sometimes bring more than a large home without. With only 3 home sales in 2018 and 3 in 2017, stats can vary significantly from year to year.
