Burnett Ranch subdivision is located approximately 9 miles west of Wimberley off RR 2325 and features a Blanco River Park for HOA members. Other subdivisions with Blanco River Parks include Paradise Hills, River Mountain Ranch, River Oaks and South River.
In Burnett Ranch you will find homes on one or two acres and homes on 15 acres and everything in between with homes built in the 70's and homes recently built or remodeled.
This is a great place for buyers who want to live with a little less regulation by their HOA's.
Burnett Ranch real estate
Burnett Ranch home sales numbered only one in 2023 and I will not post the single sale as it might put the owner at a disadvantage with HCAD. Sales in 2022 were a total of three homes with two of the sales being on 10-15 acres.
Burnett Ranch Home sales in 2021 numbered only three, with a million-dollar sale on 11 acres thrown in to further skew the limited numbers. The other two sales were in the $540,000 range. When looking at sales in Burnett Ranches for 2020 and 2021, pay little attention to the statistics as there are just too few sales to be meaningful.
In 2020 sales numbered only three with smaller homes on larger tracts with average acre size being 8.29 acres. Prices were significantly higher but as mentioned above, very few sales on significantly larger acres. Home sales in the previous year (2019) did well with average home sales increasing by 8.7% with 7 residential sales. This price increase in 2019 is following up boom years in 2017-2018 which saw 9 homes and 9 lots changing hands. When you look at the combined years of 2017 and 2018 and compare them to the previous two years of 2015 and 2016, statistics show the average home sales price rising a little over 20% and median home price rising at a rate of 16.6%
