About River Oaks Subdivision:
River Oaks subdivision has one of the nicest Blanco River parks in the Wimberley area. If you are not familiar with the concept of "river parks" it means that members of the River Oaks subdivision POA have use of this large beautiful stretch of Blanco River. The park is located in the S/E portion of the subdivision.
Homes date from the 1970's to new construction. River Oaks is a country setting and a relatively small subdivision for the area. Lot sizes are generally from 2-5 acres. It is located west of Wimberley about 6 miles, off Wayside Drive.
Along with River Oaks, other subdivisions offering larger tracts include Las Lomas, Saddleridge and Skyline Ridge Estates. Other subdivisions with Blanco River parks include Paradise Hills and Southriver.
River Oaks Real Estate:
2023 Solds in the River Oaks subdivision numbered only two so little can be derived from the limited data. Sold price was up a little but price per square foot was down for the second year in a row.
There were four home sales In the River Oaks subdivision in 2022 at slightly lower prices and lower prices per square foot.
There were six home sales in the River Oaks subdivision in 2021 with home prices drifting significantly higher for the second year in a row. Days on the market were much lower than in previous years and like the Wimberley area in general, reflect a strong seller's market.
River Oaks home sales like the rest of the Wimberley area took a big jump in sales price in 2020 over the previous year. One of the four homes sold was a Blanco River home and sold for over a million. But even if one takes that sale out and looks at the median sales price, it is quite evident that values are on the rise in River Oaks subdivision.
